Converting Attic Space Into Living Space
Can It Add Value?

attic remolderConverting your attic space into a bedroom is a great way to add living space without the cost of an addition. But does it add value? Is it a good investment?

Absolutely. In fact, studies show that a remodeled attic returns up to 83% of the original cost to do so…and that’s a pretty good number.



Attics are great candidates for adding additional living space to your home because the basics are already there…a roof and a floor.

Things to consider when remodeling your attic:

  1. You’ll need a stairway from the floor below. A hall stairwell (as opposed to going through another room) would be considered most desirable.
  2. Remember adequate insulation when building the interior walls.
  3. You may need to install dormers for air, daylight and an emergency egress.
  4. Adding a bathroom would be a great bonus!
  5. And of course, heating and cooling.

The estimated cost to complete this project would be about $190 per square foot.
The national average for cost is around $49,000 for a 15x15 attic space plus a 5x7 bathroom. But you can hope to earn a resale value of around $41,000!

The return on your investment in an attic remodel can vary by the area you live in and obviously, labor costs are a large factor. But if you’re a “do-it-yourselfer,” or
have “friends with special talents,” you can cut those costs substantially! Just remember to get proper permits, inspections and follow your township’s code!

So, if you’re considering an addition to add more living space (and value!) to your home…perhaps you should look up. You may just have the extra space you’re looking for right above your head!
